The Lower Makefield (Bucks County) Board of Supervisors voted earlier this month to approve the Prickett Preserve at Edgewood, a mixed-use development that will include Wegmans along with several retail and dining establishments, as well as public space and upscale residences.
The development, a joint project by Equus Capital Partners, Envision Land Use and DeLuca Homes, will be on 37 acres on Stony Hill Road between Township Line Road and the Newtown Bypass across from Shady Brook Farm.
According to reports, Prickett Preserve will be a walkable development with a 55,000 square foot commercial village (not including Wegmans, which will be about 100,000 SF), 200 luxury apartments, and open spaces and pathways throughout. An exercise field, informal stage area, shade sail canopies, picnic areas and more are planned for the open spaces.
Two historic structures – a 1700s farmhouse and barn – will be preserved and adaptively reused as commercial space. They will become a focal point of the commercial village and its civic open space. Several old trees and walking and biking trails will also be preserved, and will link the project to neighboring uses, including the existing corporate center and Shady Brook Farm.
