Lower Makefield (Bucks County), PA supervisors are planning to meet next week with developers to discuss a proposed mixed-use overlay zoning designation for a 36-acre property across from Shady Brook Farm. The overlay would allow for several uses – from commercial to recreation – that could pave the way for a Wegmans grocery store.
Despite opposition from some residents, the township’s planning commission voted in favor of the overlay district last September after hearing from developers Equus Capital Partners, Envision Land-Use and DeLuca Homes.
Township Manager Kurt Ferguson said next week’s meeting would allow supervisors to ask for specific plan details, including traffic and access, which are likely to be hot button issues at public meetings.
The developers are seeking to bring in Wegmans plus 55,000 square feet of additional retail, 200 apartments, and various amenities. The project, dubbed Prickett Preserve at Edgewood, includes the preservation of woodlands, as well as a building and barn formerly occupied by C.L. Prickett Antiques.
Land development plans have not yet been submitted to the township.
